Residential Single Family – My residential single family services connect buyers with sellers every day, and I do it with professionalism and a total dedication to my clients. This property type is the majority of my market transactions, but by far not the only one in which I have expertise in.
Condominiums/Townhomes/Patio Homes – While this list is very similar and part of residential, they’re a very different market focus, and I can help by evaluating them and helping buyers and sellers to cope with the special financing and homeowner concerns for this property type. There are lots of things to look out for on these types of transactions, for example is the complex a FHA/ VA approved or are there any special assortments in the process, is the HOA being run by bad management and there is no funds in the HOA to handle the capital improvements that need to get done. Lots to look for and I have the knowledge to handle it for all my clients so there are no surprises during the transaction.
Multi–family – Investors are great clients for me. Multi–family properties are a very unique market. The detailed return on investment and valuation calculations investors need to evaluate properties for rental are second nature to me.I have helped turn around complexes that were in desire need of help. I have also turned around complexes that were condos and turned them back into apartments, I have lots of knowledge on how to do this and do it very successfully. When purchasing this type of investment there are lots of items to look for. Items may include, “Is the complex a C quality complex and can it be turned into a B quality complex and increase rents to increase the value of the complex. What improvements can be done to the complex to improve the tenant quality of the complex. Once purchased how to remove the old tenants without getting in trouble”, there is lots of items to handle when dealing with this type of investment and I have the knowledge on this.

Vacant Land – Land is a very special property class. It’s relatively easy to show a gourmet cook a wonderful commercial kitchen in a home and see their eyes light up. It’s more of a challenge to help a buyer or seller to realize the potential in a piece of land. There is lots of space out there and lots of plans of future developments, capitalizing on those areas are challenging, some are short term but in most cases are very long term thinking and planning. There are lots of infield projects going on, and lots of tear downs happening though-out the Valley.
